Our clients tend to be those who have unique and specific requirements, therefore we work closely with them to create a personally tailored search brief. Considering individual lifestyle and living requirements, we advise on the most suitable areas, architectural styles and internal configuration.
Proactive Search
It takes approximately ten days to carry out our initial research, previews and set up the first tour. Subsequent tours become increasingly targeted and will continue until the perfect property is found. We proactively source property, being openly and quietly marketed through estate agents, developers and private owners. It is this exhaustive approach to searching which enables us to gain early or pre-market access to the property. We have

Convenient tours
Your search consultant will arrange all viewings at your convenience, can collect you from work/home and accompany you on all viewings, advising on the negatives as well as the positives of each property.
Negotiation
Negotiation is a main area of skill and expertise. Results demonstrate that more often than not our service becomes self-funding. It is essential to establish a considered opinion of value before starting negotiations in order to give you confidence in the price you ultimately pay. Once you have selected
a property we will provide comparable evidence, discuss tactics and handle the negotiation on your behalf. Our reputation means that where the vendor

Once a deal is agreed, your search consultant proactively manages all parties and oversees the entire process on your behalf. The aim is to ensure that the deal proceeds to settlement as swiftly as possible.
Retaining Fee:
Payable on instruction prior to the commencement of the search.
Search Length; 2 - 4 months.
Success Fee:
Payable upon finance approval or final settlement
